Vinohradis – sales exceed expectations

Construction of the new suburb of low-raise city villas Vinohradis is under preparation on the slopes of the Malé Karpaty mountain stripe of the Bratislava suburb Nové Mesto. Beginning of construction works on the new complex of 178 dwellings in five objects located by the developer GTC in the former vineyards in locality Sliaèska–Podkolibská is supposed for the beginning of 2008.

The first phase of the project Vinohradis consists of low-raise housing complex and four city villas. In total it shall offer 178 dwellings of various disposition solutions – from one-bedroom apartments to luxury loft dwellings with gallery. Apartments are in various sizes and measurements from 46 m2 to nearly 150 m2 in villas. Majority of dwellings are three-bedroom and two-bedroom dwellings. Wireless connection to internet, connection to cable and also digital television, aluminum windows with external Venetian blinds and protection nets and preparation for mounting of air-condition shall be standard equipment. Heating and preparation of hot water is ensured individually, separately for each dwelling with individual measuring of consumption of heat. A cellar cubicle and a parking standing in underground garage belong to each dwelling.

Company Lexxus that introduced the dwelling to the market at the beginning of May of this year was authorized by the developer to sell residential real estates. In October GTC widened its sale channel by adding its own selling space on the Ventúrska Street. Till now more than
60 per cent of offered dwellings were sold. Majority of clients are from Bratislava but not a small group of clients are foreigners. Buyers are
mainly people in their thirties and the young aged 20-29 which explains their interest in dwellings 3+kk and 2+kk (i.e. kitchen corner).

„The sale of the project surpassed our expectations and it shows that we estimated the market and the disposition of apartments correctly. We suppose that also the sale of larger apartments and more luxurious lofts shall be similarly successful though we started to sell these later. Interest in the project convinces us to spread even more activities on the Slovak market and to widen the offer of quality dwellings. At present the second phase of the Bratislava project Vinohradis with more than 280 apartments is under preparation. Land owned in the mentioned sub-mountain stripe enables us to construct complex of luxury realties with nearly 800 dwellings,“ presents the intentions of the company Shalom Mor, director general of GTC for Slovakia and Croatia.

Successful Slovak studio Cakov-Makara was entrusted with the architectural solution of the project.. Cakov-Makara has many awarded projects in its portfolio. According to the architects of the studio harmony with environment is manifested mainly by spacious balconies, detached green terraces, elevated private front yards and also the use of materials. Project keeps its modern character without disturbing the atmosphere of the surrounding nature and use of the most modern surface adjustments in materials like wood or glass is the guaranty of long durability of the whole housing complex.
